A Day in the Life of a Property Manager

If you have an interest in real estate or property management you may be surprised how easy it is to train for this career. Most states require certification, and programs are offered at a variety of colleges and online. Upon completion, you will be ready to begin your career as a property manager. One of the biggest benefits in this industry, should you specialize as a building superintendent, is that your position more often than not includes your accommodation within the building that you are in fact managing. Not a bad commute, right?

Managing a rental building is one of those careers that offers enough diversity to keep the job interesting. Property management can also be challenging, as you simply cannot predict what will happen next in the life of a building and its many tenants. As a landlord, superintendant, or property manager, you will be the go to person for everything from dealing with maintenance request forms, general building upkeep, and payment collection. Essentially you are the hub of the building and on any given day may have tasks as varied as authorizing a maintenance work order form to coordinating exterior clean up, and property inspections to fire drills.

Proper training, whether online or on site, will give you the skills you need to deal with the paperwork end of the business and understand how to prioritize your duties to best benefit the owners and tenants of the property.  Property management will require excellent communication skills when managing tenants, and plenty of business savvy.  This position requires many business relationships, including with the utility companies, U.S. Postal Service, the county within you are located, and even local restaurants and attractions.  Finding a balance between operating smoothly and keeping your tenants happy is the key to lease renewals and tenant referrals.
